$230m High-Rise Office is a home for Rio Tinto
In 2007, Dexus Property Group reached agreement to provide Rio Tinto with 25,000m2 of office space in Brisbane’s CBD. The Dexus proposal meant designing and building a 35,000m2 building on their site at 123 Albert Street, and Dexus immediately appointed APP as their Project Manager to deliver the project.
APP was contracted to develop a design that ensured commercial feasibility and to manage both the design development process and shortlisting of building contractors.
APP managed the integrated fitout for Rio Tinto, then managed the building contract, from preparation through to the tender process, negotiations and appointment of a design and construct contractor.
“The planning stage in any project is always critical, because that’s where savings can be maximised,” said Stephen Sanlorenzo, APP’s Project Director. “For this project we were able to rationalise the plant space and car parking to increase the lettable area, which meant reducing the risk of cost overruns.”
After contractor appointment, Dexus chose APP as its Project Manager for the delivery phase; responsibilities included the management of consultants, negotiations with relevant authorities and service providers, and negotiation and liaison with surrounding property owners. There were major complexities – groundwater contamination, ground anchors and a heritage building adjacent to the site – for which APP assisted in the development of appropriate solutions.
The building has a 6 Green Star rating and won the 2012 UDIA (Qld) Boral Awards for Excellence in large Retail/Commercial development and for Excellence in Environmentally Sustainable Development - Built Form. For more information on this prestigious development please click here.
