Maximising design to increase yields

When Dexus needed assistance on their first residential project in Melbourne, they turned to APP based on a professional relationship spanning over 10 years and providing project management and advisory services relating to their property portfolio in NSW and QLD. 

Dexus was proposing to demolish an existing multi-level carpark within the Melbourne CBD, and develop the asset into investment and owner-occupier apartments, to maximise yield and take advantage of the site’s location. As Project Manager, APP provided development advice which would offer improved building efficiency and services provisions.  Understanding the intricacies of planning laws trends in Victoria, APP also recommended that the development be redesigned and extended to maximise the yields on the development and create amenities to rival similar offerings in the market.  APP also proposed a course of action to resolve an existing carparking issue, which was accepted by Dexus.

The result is a 57 story residential tower on Flinders Street and a 19 storey Soho-style building on Flinders Lane, offering 496 dwellings, 3 retail tenancies and 2 communal floors, plus 355 carspaces and 216 bicycle spaces.  APP facilitated the formation of an architectural partnership between two agencies which delivered a design that capitalises on the unimpeded views to the city’s south and incorporated a premium grade fit out. 

With the planning phase nearing completion, APP is currently coordinating the sales and marketing and managing  the delivery of the development.
