APP Builds Landmark Residential Towers in St Kilda Road

APP has delivered a multi-storey residential building with 120 luxury apartments in two towers at 505 St Kilda Road. This site is in the “Shrine Vista” and had to be designed to visually fit within the outline of The Shrine of Remembrance when viewed from the north end of Swanston Street.

“It’s a stunning building,” said Simon Mathieson, APP’s Victorian Manager for Project Management “and the client was delighted that the project was completed 8 months ahead of schedule”.” 

The building is large – two towers, eight and nineteen levels respectively, with gymnasium, swimming pool and steam rooms, and three basement levels of car parking.  The overall finish was exacting, recognising the requirements of the luxury market, and purchasers were free to make modifications – some bought several adjoining apartments to combine into a single apartment. This required timely management of the design and documentation changes, so that the works could be integrated into the construction sequence.

Purchasers were also able to customise the finishes in the apartments, based on two standard schemes.

Although there were a number of pre-sales, many sales and subsequent client decisions were made during the construction period, and adding extra complexity in the completion of the building.

APP worked under a Design & Construct Contract, and while the contract did not allow for staged completion or separable portions, APP assisted the Developer to obtain agreement from the Contractor to complete and handover apartments in 10 stages, to allow for early settlement of apartments.  APP also helped secure required staged occupancy permits, and staged completion of lifts, car parking, access and Ground Floor Lobby public areas to suit, while construction was being carried out concurrently.
