APP Delivers a fashionable Apartment Complex at 568 St Kilda Road Melbourne

Rhapsody Apartments, at 568 St Kilda Road, is a contemporary 17 storey building, containing 168 residential apartments, 145 serviced apartments, a 90 seat restaurant, a private gymnasium and 208 parking spaces.

“Rhapsody answers all the questions,” says Karl Fender, the architect. “It enables people to live on the Boulevard of St Kilda Road with public transport at the door, and to enjoy the parks and gardens and to have the City as a front yard.  It’s a place where people have many options for living, working and eating.”

Under a Design & Construct Contract, APP as Superintendent represented the Client in making sure the design intent of the Principal’s project requirements were met. The quality and pricing of the apartments was aimed more at the investor market, and a large proportion of the sales had a rental guarantee. 

”Rhapsody is a welcome addition to Melbourne’s residential skyline,” says Simon Mathieson, APP’s Victorian Manager for Project Management.  “The project team was totally focussed on delivering a built form that matched the quality of the design.  We are all very proud of the result.”  

During construction, the Developer entered into a joint venture agreement with a restaurant manager to own and operate the restaurant component, and APP’s Superintendent role was extended to include the restaurant fit out.

The client was impressed - the project was completed four months ahead of the contractual deadline, which enabled early settlement of sales and immediate revenue flows from the serviced apartment operator.
