APP’s Value Management key to completing works ahead of time for Aged Care Client

In 2007, APP was engaged by Bankstown City Aged Care (BCAC) to provide strategic advice for the tender and selection of a managing contractor to construct a new aged care facility. Following the engagement of a preferred head contractor, APP was retained by BCAC to project manage the design, development, authority approvals, construction and defect rectification stages of the project.

The main challenge was to carefully manage the cost of project so that it did not exceed the client budget and timeframe. To ensure these expectations were met, APP facilitated value management workshops with the architect and contractor at the very early stages of the project.

After 11 months of design and construction, BCAC took possession of their 62-bed state-of-the-art ageing-in-place facility. The two storey building, designed by Flower and Samios Architects, consists of underground carparking, large single bedrooms with ensuites, generous communal spaces, dementia-specific indoor and outdoor areas and environmentally sustainable design. All works were complete ahead of the contract programme, and within budget.
