Melbourne's GPO is redeveloped for global Swedish retailer H&M's Australian flagship store

Melbourne’s GPO is owned by ISPT, one of Australia’s largest unlisted property fund managers with over $9.1 billion of funds under management.

ISPT appointed APP in February 2013 to project manage the design and construction of the base build works required for the arrival of H&M’s flagship store to Australia. APP also assisted ISPT with the review of the H&M fitout design and helped ISPT manage their obligations under the Agreement for Lease.

The works were planned very carefully in order to ensure that the heritage nature of the building was not impacted, and also to allow a number of existing tenants to continue to trade and occupy the building throughout the works.

The project was delivered in a record timeframe for a fitout of this scale and magnitude. The tight programme required H&M's fitout to be delivered with an integrated fitout approach in conjunction with an early access arrangement. This necessitated APP and the base build team to work very closely with H&M to ensure that the risks associated with this approach were successfully managed and the tight timeframes were achieved.

At over 5,000m2 and occupying three levels of the building, the new H&M store is one of the largest in the world and will form the Australian flagship store for the expansion into other Australian regions.
