Rising international interest in Australian metropolitan land parcels has prompted overseas buyers to recognise the need to engage local specialists to provide expert advice in relation to planning and development opportunities unique to each region.
APP was engaged by an international client to carry out due diligence and feasibility services on a prominent three-hectare development site in Melbourne’s South East. With Phase One of the development currently underway, the Vendor consortium sought best and final offers for the freehold purchase of the remaining two parcels of land, which had Council approval for a mixed use development comprising retail, commercial, medium and high rise residential.
Run as a closed tender process, the Vendor provided interested parties with the relevant development information relating to the site including rezoning, all planning incorporated documents, development pricing, together with architectural schemes for the retail, commercial, residential and development summaries.
APP led the due diligence process, reviewing and assessing all the documentation provided to identify and categorise the development risks and uplift opportunities. As part of this process we sought clarification and substantiation from the Vendor of key risks identified, whilst liaising with the Malaysian Client and their local legal representation.
A detailed report and feasibility study was produced by APP for the Client to determine their position and make a commercial offer for the development.
