APP mitigates Development Risks for iconic Ipoh Strand

The Strand Arcade is an iconic Victorian commercial building located in Sydney’s CBD, boasting magnificent cedar staircases and a majestic glass roof. First opened in 1892, the building has over 70 tenants and is home to Australia’s leading fashion designers such as Alex Perry and Lisa Ho.

APP was appointed by Ipoh Strand to oversee the impact on the Strand Arcade of the adjoining Mid City redevelopment, which comprised a 34-storey commercial office tower and six levels of basement car parking. APP acted as Advocate for Ipoh, to negotiate and manage the delivery of the final Temporary Access Deed (TAD).

This Deed had to ensure that all risks/issues of the redevelopment were exposed, so that mitigating measures or incentives could be negotiated into the TAD. These measures included no damage to the existing Arcade structure, services or fitouts, continuity of trading hours, and absolute safety of personnel, tenants and shoppers during the redevelopment works.

APP brokered a favourable agreement with the Mid City Centre developer to deliver improvements to access and servicing at the Strand at no cost. APP also developed a program of processes and procedures for addressing any problems during the works, which resulted in minimal impact on the trading environment for Ipoh during the entire period.

APP continues to provide advice and project management support to Ipoh on a range of its iconic retail buildings including the Queen Victoria Building and The Galeries Victoria.
