Transforming high rise into residential
The booming Sydney residential market has created opportunities for re-engineering existing high rise buildings in prime locations. Cbus Property is doing just that in harbour-side Milsons Point, where APP is managing the adaptive reuse and modification of the existing Vibe Hotel. The redevelopment will provide 123 luxury residential apartments with basement carpark, together with 700m2 ground floor retail tenancies.
Transforming a hotel into residential apartments presents a range of design challenges associated with maintaining an existing structure and in this case dealing with conditions of previous Development Consents dating back to 2006. Key issues requiring resolution by the design team include constrained floor to floor heights, natural light penetration to deep floor plates, privacy/overshadowing considerations and minimising the loss of views to neighbouring residential buildings.
The new facade design accommodates the internal modifications and maximises views to Sydney Harbour, Lavender Bay and The Heads while remaining consistent with the originally approved design. The Planning Authority (North Sydney Municipal Council) applauded the recently modified design which improves pedestrian engagement with the street along Alfred St and Cliff St frontages. The redesign has required a detailed analysis of the construction methodology, which will require a complex initial demolition process to remove the existing façade and prepare for modification and extension of the 16-storey concrete structure.
