Revitalising a landmark commercial building at a prestigious address in the Perth CBD.
With a major lease expiring in 2018, Dexus wanted to reposition 240 St Georges Terrace in Perth’s CBD to provide an attractive and unique leasing opportunity by offering flexible and efficient options for premium grade quality office space with market leading amenities.
The project included the construction of a new retail podium, end of trip facilities, repositioning of a new entrance, premium upgrade of the tower on-floor commercial office areas, and the replacement of 2,500m2 of non-compliant Aluminium Composite Panel cladding.
The APP Group was engaged by Dexus to provide Strategic Advisory and Project Management services for the 240 St Georges Terrace project. The project team developed a staging sequence for the works, which required significant stakeholder engagement and managing the interface with the tenants and the public. The development involved seven separable portions for the base build works and eight separable portions for on floor refurbishment.
With the project being undertaken in a live environment, redirecting critical building services was a focus for the project team and was managed by regularly engaging with the Building Management team. Clear communication protocols and approval to proceed hold-points were established to minimise disruption to building operations.
The APP Group's specialists managed the project delivery under a Design & Construction contract using two contracts. While one contractor undertook the base building, ground floor upgrades and refurbishments, a second contractor undertook the on-floor office tenancies and amenities. This required careful management and staging to ensure all works were delivered safely and on time, with minimal impact to the existing tenants.
At inception, the building was nearly empty and as the project progressed the number of stakeholders grew significantly to broaden beyond the national Dexus team and building management team, to include the incoming tenants such as Macquarie, ANZ, Wood Group, CBH, and Amazon to name a few. All tenants had specific requirements and required close management to ensure the programme stayed on track. By project completion, 98% of the building was leased.

As part of the wider project, The APP Group coordinated the delivery of a bespoke group of works on Level 16. These works included the delivery of a 471m2 Speculative Suite and Building Management Office, plus a 915m2 conference and multi-use event suite called Dexus Place.
Dexus Place comprises four functional zones to offer all tenants a range of amenities including teleconference facilities, meeting rooms, catering services and an outdoor entertainment space. Both tenancies also feature meeting rooms, a break-out and kitchenette, and open plan work areas that can flexibly accommodate a range of groups and the creation of 'Dexus Place'. Dexus Place has been designed to embody the colloquial architecture of Perth, with references to WA's natural landscape of turquoise beaches and signature rust-coloured dirt.
