10 River Street, South Yarra

Delivering one of South Yarra’s most sophisticated and exclusive office buildings.

Designed by award-winning Carr Architecture and built by Figurehead, 10 River Street is an eight-storey commercial office building located in South Yarra, Victoria. It emphasizes build quality, luxurious amenities, and finishes reminiscent of a 5-star hotel. Sustainability is a key focus of the project, with the building targeting 5-star NABERS and Green Star ratings, aligning with modern standards for wellness and environmental performance.

As the superintendent for Alfasi Property’s 10 River Street development, The APP Group played a key role in project delivery. Built by Figurehead Construction, traditionally a residential specialist, this project marks their entry into the commercial sector. The project was delivered in five separable portions, with final practical completion achieved in December 2024. After the first handover, the client engaged an independent subcontractor to cut a penetration in the ground floor slab, creating a staircase to link two floors into one larger tenancy. 

The APP Group provided Superintendency services for two contracts – early works and main works. This included, but not limited to the assessment of monthly progress claim, issuing progress claim certification, monthly reporting including program monitoring, determination of extension of time claims, determination of variations, creating and administering separable portions, and issuing practical completion. 

10 River Street offers its tenants expansive private landscaped terraces, state-of-the-art end-of-trip facilities, a dedicated bike storage room and the SOAK Bathhouse: a luxury day spa making its Victorian debut. The building also includes a floor-to-ceiling glass curtain designed for maximum natural light, and a full time building receptionist service for a premium tenant experience. 

One of the project's key challenges was the handover from the early works contractor to the main works contractor without novation. It was important for our team to deeply understand the risk positions and mechanisms of both contracts to effect this transition efficiently.

Through strategic structuring of separable portions and completion planning, APP successfully managed the complexities of an evolving stakeholder landscape.
